Community Action Workshop: Washington County

Farmers are used to solving problems, and Vermonters are good at stepping up to help in hard times. But as climate emergencies continue, farms need reliable and sustainable state-based support to remain resilient. This session, our legislators can take an important step toward agricultural resilience by creating a climate impact recovery fund for farms. Land-based work like farming will be deeply impacted by a changing climate, and those impacts will have a ripple effect on food security for all Vermonters.

Would make a great woodland farm and lakeside homestead.

Recently cleared 15A prime lakeside rural property with active 200A power service, new drilled artesian well with year-round sub-grade water system, and an active installed state permitted septic system. Build your house and/or business in the country. Prepped for another 400A power service (conduits, pedestal, and new pole installed) at lower site near Nelson Pond. Also have a second state approved septic permit in hand for the lower section. Dock on Nelson Pond with full lake access.

This property has two very distinct and appealing house-sites all prepped, with very good driveways already in place. One is accessed via Foster Hill Rd., and the lower site is lakeside and accessed via a camp road that is maintained year round. Extreme privacy and natural beauty abound. The lower and the upper site are connected via a great woods road that is passable with most vehicles. We only use the interior woods road for three seasons to drive between lower and upper sites. Subdivision is also a possibilty. Potable year-round water spans the entire property from the drilled well via frost-free hydrants..
