 Land & Housing For Sale/Lease

The Town of Charlotte is offering approximately 100 acres of agricultural land for lease in the Town-owned Charlotte Park and Wildlife Refuge. The land is accessed from Route 7 and is currently in a 5-yr lease that expires 12/31/2010.

The land had been used for hay and corn crops over the past 10 years, and pasture at certain times of the year. The Town is open to considering a variety of lease options, including leasing all or some of the farm fields, and different lease durations depending on the needs of the farming enterprise.

Being within a public park, the land provides a unique opportunity for demonstrating forward-thinking agricultural practices. Additionally, the agricultural goals of the park must be balanced with its recreational and wildlife values, and farm uses need to be consistent with the guidelines within the Charlotte Park and Wildlife refuge Comprehensive Management Plan. This arrangement requires good communication and coordination between the farmer and the Park Oversight Committee.

The current (1999) Management Plan and a map of the agricultural units can be found on the Town of Charlotte web site at www.charlottevt.org

If you are interested, please contact the Park Oversight Committee Chairman, Jack Pilla at 802-343-1335.

Seeking Land for Organic Farm:
Native Vermont farm couple looking to relocate to an agriculture-friendly site, ideally in Addison County. We’re looking for at least 20 acres of primarily open, tillable fields/pasture; good southern exposure and privacy for a small passive solar house; and a stream or brook for our livestock. We’re good, quiet neighbors who keep our property neat and well maintained. If you have considered parting with a parcel of land such as I’ve described, then this is your opportunity – not only to pocket some money without the expense of realtor fees, but to know the  property will be cared for by quiet, older Vermonters who would like to continue their way of life. We have no interest in developing land other than for agricultural purposes. We’re committed and dedicated stewards of the land and take seriously our responsibility to leaving our piece of Vermont healthier for the next generation.  Please call: 802-885-4502. We have a 64 acre farm for lease or sale in Ascutney, VT about 3 miles from Interstate 91 and just across the river from Claremont, N.H. About 50 acres is prime agricultural connecticut river bottom land. This is some of the best soil there is and it is prevented from development by the state due to to rare quality of soil that exists there. In addition it sits on top of a giant aquifier of water with 4 wells that give over 100gpm. We have a complete engineering report on this water and it came out very positive. This property has a 1/4 mile ct. river frontage with a large duplex, 2 garages, 3 car carport and huge double level barn. Ten percent of this property does have industrial zoning and it is located on rte. 5. The property is currently listed with a real estate firm.
